Great setting for the tiny house with a great view of the mountains. Interior of the house was tiny (of course…) but practical. Kitchen with all possibilities for extensive breakfast was really nice. Convenient basis for trips in the surrounding area.

Never stayed in a tiny home before, but this was a great first experience! Check in was super easy and hosts were very responsive and friendly. Convenient location to town and super close to lots of things to do. We had a great stay!

This tiny cabin was perfect for my husband, frenchie and I! We stayed 4 nights, had more than enough amenities available for us. Emily was on it — she double checked that we knew access to the loft area wouldn’t be easy once she noticed we were bringing our pup. The view is great, bed was comfortable and so clean! Would recommend to anyone.

Emily was very welcoming right away, I had a chance to chat with her the moment we reached the property! Her initial instructions during the booking were clear, descriptive and friendly. We felt right at home with all the amenities that we needed and more! It’s a cute little place with quite the view. Would definitely come again!

Perfect get away if you are a national park/outdoor fan, but not a fan of the banff crowds! Easy drive to Banff, Yoho, Glacier parks— tons to do in Golden as well. A true gem!

Golden Airbnb market data (2024–2025, via Airbtics): 207 active listings, 67% median occupancy, $191 average daily rate. This listing's 77.7% occupancy consistently beats the market by more than 10 points — that demand gap is what a buyer inherits.
Yes. $42,073/year in documented Airbnb revenue across 21 months of continuous operation — 379 nights booked, ~116 stays. We provide full Airbnb dashboard exports showing gross earnings, payout history, and booking details. The listing runs at 77.7% occupancy (vs 67% market average) and 97.7% in peak season. Every dollar is documented through the platform.
Expenses are minimal and documented: ~$100/month guest supplies and ~$100/month utilities (increases ~$200/month in winter with heating). That's $3,400/year running year-round Airbnb, or $1,400/year if you do long-term rental in winter. Cleaning is revenue-neutral — guests pay a $100 cleaning fee per stay, which is also an additional potential income source for a local owner wishing to perform turnaround cleanings. Net revenue is $38,673/year (year-round) or $35,061/year (hands-off winter).
Revenue figures are historical — we can't guarantee future performance, and we're upfront about that. What we can tell you: this listing books at 77.7% occupancy — more than 10 points above the Golden market average. Peak season hits 97.7%. The listing has 77+ reviews, a 4.9★ rating, and Superhost status. Peak season revenue grew 5% year over year. The co-host transition helps maintain momentum. But like any investment, results depend on the operator.
This isn't typical tiny home construction. The structure has an overbuilt composite frame — meticulously glued and screwed plywood with full-length LVL members for massive shear strength. It was purpose-built for durability and safe transport. Construction detail photos are available on request. The 4.9★ rating with 77+ reviews is also evidence — guests consistently comment on the quality and warmth. It's been through Golden winters and holds up beautifully.
The electrical system was installed during construction and has been working safely throughout the entire 21 months of Airbnb history — hundreds of guest-nights with zero issues. There's no formal electrical permit or inspection certificate. The structure is in Electoral Area A, which has no local building inspection service. The price reflects the no-permit status, and we disclose it fully in writing. If you'd like your own inspection before purchasing, a licensed electrician in the area runs $500–$1,500.
The sale is the structure only — no land. You'd need a site in the Golden area with power, water, and septic hookup. Local options include private land (some landowners rent pads), rural properties, or acreages. We can help point you in the right direction. Moving it locally costs $1000–$2,500.
You're not buying a tiny home — you're buying a business that generates $42,073/year in documented revenue. At $148,000, your annual return is 26.1% with full payback in 3.8 years. Compare that to a typical Canadian rental property at 4–8% return. The price reflects the proven business, not just the physical structure.
Private chattel sale via Bill of Sale — same as selling a vehicle, boat, or RV. The Bill of Sale includes full disclosure, as-is language, co-host transition terms, and payment terms. No real estate agent, no land title transfer, no property transfer tax.
We're freeing up capital to restructure our investments. The business performs well — we're selling the opportunity. The revenue, occupancy, and review data speaks for itself.
That's exactly why we are offering to support you hitting the ground running by cooperating with built in Airbnb co-host. You're added as co-host on the existing listing. The 4.9★ rating, all 77+ reviews, and Superhost status stay with the listing. We've also confirmed with Airbnb that the listing can be relocated to a new site while keeping its rating, reviews, and Superhost status fully intact. You inherit a running business, not a blank slate.
Insurance is the buyer's responsibility. Budget $1,500–$2,500/year for a comprehensive policy covering the structure. This is a property expense, not a business operating cost, and varies depending on the buyer's site and situation. We recommend shopping for a policy that covers both the structure and short-term rental liability.
